2025 REASSESSMENT

PROPERTY VALUES FOR FRANKLIN COUNTY WILL BE INCREASING

The Franklin County Assessor’s Office has been notified by the State Tax Commission that the property values are falling out of compliance for 2025.  The county is obligated by State Statute to assess values within fair market value. 

The increase will include all classes of property – residential, agricultural, and commercial.

Reassessment is the review of all the property in the county to ensure the assessments are uniform and equitable.  The Assessor updates the assessments in the county to equalize values among the taxpayers and adjusts value to reflect current market conditions.  Rising home values is a good thing.  The downside is the property taxes may go up as well.

Tax rates are governed by the taxing entities; if they roll their rates back the impact of higher assessments may not be felt.

Some aspects of the property tax system are confusing to may taxpayers.  It is important that all taxpayers affected by property taxes and by reassessment understand the process and how it may affect them.  The value on a property should reflect how it would sell on the market as of January 1st.

 

PERSONAL PROPERTY

2025 Personal Property assessment forms & postcards to claim your Personal Property have been mailed. 

You may file your assessment online under eFile (need account# & pin#) or mail in the paper assessment form.

THESE ARE DUE BY MARCH 1ST TO AVOID PENALTY.

Notices received after March 1st are subject to penalties set forth by MO State Statute 137.280.

IMPORTANT: If you have not received an assessment form and owned any personal property as of January 1st, please notify our office.
